Taupō District Business Occupancy Trends - October 2025

The October 2025 business occupancy data shows a steady commercial environment across the Taupō District, supported by ongoing growth in industrial areas and consistent activity in town and suburban centres. Overall occupancy remains stable, reflecting continued investment and development.
In Taupō, the total number of business premises has increased by 4.3% since April, driven by new industrial developments. Occupancy has held at 86.1%, indicating solid demand as new capacity becomes available. The Taupō Town Centre recorded a small lift in occupancy, but the Laneways remain noticeably under-occupied, with 25% of premises available for lease. Suburban and Spa Road Mixed-Use areas continue to perform strongly, maintaining occupancy above 91%.
Taupō Industrial occupancy has eased slightly to 81.6% due to more properties listed for sale, especially in the Crown Industrial Precinct. This shift reflects market activity and development, not reduced demand, with several sites progressing through expansion or construction.
Tūrangi remains steady with an occupancy rate of 72.9%, up slightly from April. A small improvement in the town centre suggests stable local trading conditions, but opportunities remain to revitalise underutilised areas and encourage investment in the industrial precinct.
In Mangakino and Whakamaru, occupancy has improved by 3.4% to 65.5%. Activity remains limited, but the increase indicates slow and positive movement in small-town commercial spaces.
Compared with national trends, Taupō’s commercial and retail occupancy levels remain competitive with the major centres, with vacancy rates below Auckland and comparable to Wellington and Christchurch. Industrial vacancy remains higher than metro averages but reflects ongoing expansion rather than oversupply.
Overall, the district shows resilience and balanced performance across its commercial areas. Ongoing industrial growth, supported by stable suburban and mixed-use environments, positions the district well for continued development and future-ready commercial capacity.
