The September 2026 Business Occupancy Review shows that Taupō District's commercial environment remains stable, with continued growth in commercial premises and small improvements in occupancy across Taupō. However, conditions vary across the district, with some areas experiencing increased vacancy and lease availability.

Key Insights

  • Taupō occupancy increased to 87.0%, with 22 additional commercial premises identified since April 2026.

  • Taupō Town Centre occupancy improved to 89.4%.

  • Industrial premises increased by 2.4%, with occupancy rising to 83.6%.

  • Tūrangi occupancy declined to 72.9%, while Mangakino and Whakamaru remained unchanged.

Taupō continues to maintain strong occupancy levels, with growth in commercial premises largely driven by industrial development and additional spaces within the Town Centre. The increase in premises alongside stable occupancy suggests continued demand for commercial space.

The Taupō Town Centre recorded an improvement in occupancy, particularly within the Pedestrian and Retail Expansion precincts. However, the Laneways continues to experience higher lease availability, while suburban commercial areas recorded a slight decline in occupancy.

Outside Taupō, Tūrangi experienced a decline in occupancy, particularly within the Town Centre, while Mangakino and Whakamaru remained unchanged. These areas continue to present opportunities for business attraction and the use of vacant commercial premises.

Overall, the September results show that Taupō's commercial market continues to grow while maintaining stable occupancy levels. The differences between locations highlight ongoing challenges for smaller commercial centres and opportunities to support business activity across the wider district.
